Dennis Consultants became involved early in the planning stages acting as a liaison between the owner and the City of Greater Sudbury to acquire the property and develop a concept that would satisfy all parties. After finalizing the site concept in cooperation with the owner, architect and many related disciplines, the proposal was presented to the City and other vested agencies for comment. Concerns were addressed and a working plan was developed for preparation of the Site Plan Agreement. The owner entered into a formal site plan agreement with the City in the spring of 2000.
The site included large outcrops of rock with deep pockets of sand between. Rock on the original site peaked at about 6m above the top of the building shown above. Investigation indicated that the project would be most practical if excavated rock was further processed to provide engineered fill below the building and granulars for the 2.8-hectare (6.9 acre) driveway and parking area. A crushing item for approximately 47,000 cubic metres of rock was included in the project.
The design, approvals, tendering and construction of the project were fast tracked to meet the owners need to open the store in the spring of 2001. Tender documents were prepared with input from Dennis Consultants for works related to site preparation and grading, public roadway construction, water service, sanitary and storm sewers, parking and internal roadways. Construction began in August of 2000. Dennis Consultants provided field services including pipe and roadway certifications to the approving agencies, quantity calculations and payment management for site works. Dennis Consultants also coordinated and directed sub consultants for the inspection and certifications of structural, geotechnical and roofing aspects of the construction.
